Don’t DIY: Why You Should Hire a Professional to Sell Your Home
Wednesday, December 30th, 2009Some people, myself included, have this funny thought process that no matter what the project is, they can do it themselves. Well, in many cases this is completely true; there are a great many projects that you can, in fact, do yourself and get fabulous results from. However, not every project is a good candidate for a do-it-yourself.
Take, for example, the job of selling your home, while there are a plethora of agents out there chomping at the bit to assist you in home sales, there are some people who consider home sales just a big DIY project. If you have experience in real estate or are a retired agent, then this might actually be a reasonable DIY project; if your only experience in real estate is buying or selling a home with an agent, this is not a good project for you to take on yourself, however.
DIY doesn’t always work out as well as you hope, after all you don’t have the expertise that a professional generally does. A professional will know what the market will bear and can price your home accordingly; an underpriced home will rob you of money that you can invest in your new home, while an overpriced home will languish on the market with very few serious prospective buyers looking at it.
Another big reason that a professional is the best choice for the job is that because a realtor’s job is selling homes, they already have all the connections to get the job done in a timely fashion. Real estate sales take a lot of time and effort for a professional, more so if you’re learning as you go and need to make all sorts of connections from scratch.
Realtors also have expertise in the realm of legalities required in the home selling and buying business and there are a lot of legalities to consider! Because a lot of paperwork is done with prospective buyers before they’re actually shown any houses, this works as security as well.
From a buyers perspective it’s also better to have a realtor on your side to sell your home; prospective buyers would prefer the neutrality of a realtor and would almost always prefer to have a realtor do the showing with the owner out of the house. This allows the prospective buyers the freedom to ask candid questions about the property and price; they’re also more likely to take a good look at the property, looking in storage areas and closets, etc.
While many homeowners may think that a for-sale-by-owner transaction will save them the money that would be paid in commission to a realtor, in fact it is generally the case that a realtor will net you at least as much more for your home as their commission will cost you, if not quite a bit more. When you factor in the cost of your own free time that you would spend marketing your own home and the stress involved, you’re far better off handing off the work to someone who’s got experience in home sales.
When you consider the current financial climate and the struggle that so many homeowners are having with getting the equity out of their homes, it has never been more vital that you use a professional in home sales to market your home and guild you through the sales process. If you want to be involved with the whole process, take some time to research realtors in your area and let them know that you’d like to be hands on with the process; but let them do what they do best, getting the best deal for you!

Expectations, on the other hand, are values or intangibles associated with a product or service. Expectations are actually part of “wants” but they become extremely important when products or services are not differentiated.
For example, in reading a logic book, university students look for the following: Relevant logic concepts use of simple language, easy to understand and affordable prices. These similar ideas can be applied to Internet Sales as well. After all, the Internet is just another place to sell products.
The second thing that must be considered in finding “hot” products to sell are the level of competition or the market shares do your product will have. Market share or level of competition means the ratio of your brand sales versus the total market sales. While companies would naturally define its target competitors, it is actually the consumers who ultimately decide the competitive frame, or the list related products or services that consumers consider when exercising their purchasing power. We must therefore choose the market segment where we can have a potential leadership or at least a strong challenger role. Because the overriding objective of getting into this business is not just to satisfy the needs and wants of our customers but to do so profitably better than his competition. Otherwise, our competition will end up satisfying the customers better than our own interest.
Third factor to be considered in finding hot selling products is finding out the general interest level about the product. General interest in a product helps us to gauge where our demand and competition numbers fall into the big picture. Simply saying, if there isn’t much demand for the product, and there isn’t much competition, it would seem that it might not be good a good put up for sale. But the research doesn’t stop here; there is one last thing to be considered to exactly find the hot selling products that you’ve been looking for. We must also learn how others are advertising those products. If there are a good number of them doing so, it may mean that it’s a good product to get into. Coming to the last phase of the process is analyzing and evaluating all the information that has been collected. We have to look at all of the data we have collected on demand, competition, and advertising, and make decision as how they all balance out. (a) not enough demand means not enough people are going to buy (b) too much competition means not enough of a profit to go around (c) too much advertising drives up the price of pay per click ads, and competition as well (d) not enough general interest, combined with low demand, means there may not be a good market even if there is competition trying to make the sales.

How to Sell More by Using Conversational Hypnosis

However, there is one particular technique that is not only effective, it is also quite intriguing to use. Are you familiar with conversational hypnosis? Do you know how you can take advantage of it in terms of gaining higher sales rate?
Otherwise called covert hypnosis, conversational hypnosis is applied while you communicate with a potential customer. While it is being used by many professions and for a variety of reasons, it is especially useful for salespeople.
In fact, you are probably using it already but you are not aware that it is actually a kind of hypnosis. How does it work? You begin by building rapport and establishing trust with your customer. This includes your body language and your choices of words, as well as the environment you put your potential customer in, which may help influence his thinking.
In order to use this rapport-building technique, you first have to develop a good relationship with the person. Strike up a conversation and get the person to identify with you. Then you can start to use little things, such as words or body language, to slightly influence that person’s actions. Then this is followed by confusion or distraction which can be manifested by saying ‘don’t think about a new computer.’ You see, even if you tell your potential customer not to think about a new computer, you are in reality, making him visualize a new computer in his mind. In a way, you are making the person do something even without you telling them directly to do so.
However, in sales, we are supposed to be bold and straightforward. In this regard, we can also take on a more direct approach. We can say, ‘Think about a nice new computer with a faster processor, wider screen, and a huge memory capacity.’ This will actually make the other person think about it.
So now you already understand the power of conversational hypnosis. There is so much you can do and so many things you can achieve if you can persuade others into thinking what you want them to think. This technique certainly deserves to be recognized and used by people who earn a living through selling. It is very simple yet it can work wonders for you. Learn it, try it. Surely, your efforts will not be put to waste.

Wednesday, December 23rd, 2009A good question – why and how could Pope John Paul II (Karol Wojtyla) have sold Zyklon B during World War II when it was manufactured by a German firm? Why would Wojtyla wish to do this, as he had a Jewish mother and are there documents to support this?
To answer these questions, let’s have a look at a little history.
In the summer of 1938, Karol Wojtyla moved to Krakow in Poland where he enrolled at the Jagiellonian University. While studying such topics as philology and various languages at the university, he also did his compulsory military training. In 1939, Nazi Germany’s occupation forces closed the University and from 1940 to 1944, Wojtyla worked at various jobs including as a salesman for a particular chemical company.
The German I.G. Farben Industries Group (Interessen-Gemeinschaft Farbenindustrie A.G.) had a branch and factory in Poland and the young (22 years old) Karol Wojtyla worked for them in their sales department. They also ran Auschwitz Concentration Camp in Poland as well as manufacturing the gas used to kill the prisoners. As an aside, Prince Bernhard of Holland was also a Nazi sympathizer and was on the board of I. G. Farben for a short time. He was also on the board of the KLM Dutch airline that flew many of the high level Nazis to South America at the end of the war.
At one stage, Karol Wojtyla even wore a military uniform (I would assume Polish Army). He can be seen in a group of soldiers with the rifle and bayonet in a book by William Cooper, ‘Behold a Pale Horse’, page 81, Light Technology Publications, Milton William Cooper, 1991. William Cooper was a former United States Naval Intelligence Officer, and wrote several very good books. He disclosed a number of secrets and Karol Wojtyla receives a real pounding in a couple of them.
Karol Wojtyla was elected Pope in 1978, being the only Polish Pope and the first non-Italian Pope for almost 600 years. He took the name John Paul II and held the position for 27 years until his death in 2005.
Another reference to Karol Wojtyla is in my book “Tears in Heaven” published by Joshua Books and I quote:
‘Gone is the pretence of the Vatican being a benevolent organization that cares about the wellbeing of its flock or where they might spend eternity. The Vatican is simply an Illuminati controlled money making racket that has turned us (Catholic or non-Catholic) into modern day slaves. The one glimmer of hope was when Pope John Paul I stated, “It’s not easy being Pope,” the night before he was about to make monumental changes to weed out the corruption and halt the money laundering activities. During the late evening of 28th September or the early morning of 29th September 1978, a healthy Pope John Paul I, Albino Luciani, known as the ‘Smiling Pope’, died after only thirty-three days in office. The Vatican engine room could not survive his planned scrutiny and quickly silenced him.

Subsequent to Luciani’s murder, the following things happened:
1. Karol Wojtlya, the CIA’s candidate (a Marxist but anti-Russian) was elected Pope. 2. Wojtlya ‘sat’ on the banking scandal, until several European nations threatened to sue the Vatican bank for default on their money. 3. America’s Ronald Reagan then bailed out the Vatican Bank with $300 million of ‘discretionary CIA funds’ with either U.S. tax money or illicit CIA drug money. He also then signed a Concordat with the Vatican in 1983. His reward? The ‘Reagan Democrat’ (i.e. ‘Roman Catholic’) vote. The Vatican secured the 1984 election for Reagan. 4. Church canon law was reversed in 1982 so that membership in the Freemasons was no longer grounds for excommunication from the Church of Rome. The intrigue of the Vatican banking scandal has woven its way into high places of the governments of this world. The Vatican, according to Avro Manhattan, is also a major shareholder in J P Morgan Investment firm, Chase Manhattan Bank, and Bank of America.
